Most Durham Houses Sit on a Crawl Space
Crawl Space Encapsulation & Insulation is the work we get asked about most in Durham. Houses across the Triangle sit on brick or block foundations over a shallow crawl space, often with vents in the walls and fiberglass batts stapled or tucked between the floor joists. In theory the vents dry the space out. In a Durham summer, when the average dew point near the airport is close to 68F in July and August, those vents often bring in damp air that condenses on cooler surfaces underneath the house.
Signs the crawl space needs work
- A musty smell in the house, especially in summer.
- Insulation batts sagging, falling down or dark with moisture.
- Condensation dripping from ductwork or the underside of the floor.
- A torn, missing or partial plastic ground cover over red clay.
- Cold floors in January or high humidity indoors all summer.
- Standing water after heavy rain, which needs a drainage fix before anything else.
Two ways to fix it
Encapsulate. A heavy ground liner covers the floor and runs up the walls, seams are taped, vents and openings are sealed, and the foundation walls are insulated, usually with closed-cell foam. The crawl space then needs some way to stay dry, such as a dehumidifier or a small supply of conditioned air. ENERGY STAR's retrofit table for Zone 4A lists R-10 insulating sheathing or an R-13 batt for crawl space walls.
Insulate the floor and keep it vented. In some houses a sound vapor barrier on the ground and properly supported insulation under the floor does the job. ENERGY STAR lists R-19 for floors in Zone 4A. This route costs less up front but depends on the vents, the grading and the ground cover all doing their part.
What we check first
We look at grading and gutters outside, water lines inside, the moisture content of joists and sills, and signs of termites, since the state residential code rates termite risk in North Carolina as moderate to heavy. Where foam goes on foundation walls, we talk with you about keeping the top of the wall visible so a pest inspector can still see it. If the crawl space has standing water, drainage comes first; we will say so rather than sell you a liner that floods.
Crawl space insulation and your HVAC
Many Triangle houses have ductwork running through the crawl space. Once the space is sealed and dry, those ducts sit in a much milder environment, which cuts condensation on the duct jackets. We coordinate with your HVAC company if the plan includes conditioning the space or adding a dehumidifier. Get a free estimate
What This Covers
From a new ground cover to a fully sealed crawl space.
Ground liner and vapor barrier
Heavy polyethylene over the soil, overlapped and taped, run up the piers and walls when encapsulating.
Vent and opening sealing
Foundation vents, access doors and gaps around pipes closed and sealed.
Foundation wall insulation
Closed-cell foam or foam board on the walls and rim joist.
Floor insulation repair
Wet or fallen batts removed and replaced, supported so they stay in contact with the subfloor.
Moisture control
Dehumidifier or conditioned-air options discussed and coordinated with your HVAC contractor.

Typical Crawl Space Costs
| Job | Published range (source) |
|---|---|
| Crawl space encapsulation | $3 to $10 per sq ft; $3,000 to $15,000 total (HomeGuide) |
| Vapor barrier only | $1,200 to $4,000 (HomeGuide) |
| Sealing foundation vents | $150 to $450 (HomeGuide) |
| Closed-cell foam on crawl space walls | $2 to $5 per sq ft (HomeGuide) |
| Crawl space spray foam | $2,000 to $4,000 (HomeGuide); $1,000 to $5,900 (Fixr) |
| Rim joists with spray foam | $2,000 to $2,500 (HomeGuide) |
These ranges come from HomeGuide (spray foam and crawl space encapsulation guides, 2026) and Fixr (2025). Square footage, wall height, drainage work and access decide your number. After we see the crawl space, the price on our written estimate is what you pay.
How We Handle a Crawl Space
1. Inspect
Moisture readings on wood, a look at drainage, ducts, pests and the existing insulation.
2. Recommend
Encapsulation or vented repair, explained, with the reasons and costs in writing.
3. Clean out
Old wet insulation, debris and torn plastic come out first.
4. Seal and insulate
Liner, vent sealing and wall or floor insulation installed as quoted.
5. Check
We walk you through photos of the finished space.

Crawl Space Encapsulation & Insulation Questions
Is crawl space encapsulation worth it in North Carolina?
In a damp crawl space with ducts underneath, it often is, because it keeps humid summer air from condensing on the floor framing and ductwork. In a dry crawl space with a good ground cover, a floor insulation repair may be enough.
Do I need a dehumidifier after encapsulation?
A sealed crawl space needs some way to stay dry. A dehumidifier is common; supplying a small amount of conditioned air is another option. We discuss which fits your house and HVAC setup.
Why is the insulation falling down under my house?
Fiberglass batts absorb moisture in a humid crawl space, get heavy and drop. They also lose most of their value once they pull away from the subfloor. We remove the wet batts and fix the moisture source before replacing them.
Can you encapsulate a crawl space with standing water?
Not until the water is handled. Grading, gutters, a drain or a sump may be needed first. Sealing over a wet crawl space traps the problem.
