Why the Bonus Room Never Feels Right

Bonus Room & Kneewall Insulation solves a problem found in a lot of Triangle subdivisions: the room over the garage. Builders across Durham, Cary, Apex and Morrisville have put finished rooms over attached garages for decades, and many of them run hot all summer and cold in winter. That is not a thermostat problem. The room is wrapped on almost every side by unconditioned space: attic behind the short kneewalls, attic above the flat ceiling, sloped roof over the angled ceiling, and garage underneath the floor.

Where the heat gets in

  • Kneewalls. The short walls along the sides of the room often have fiberglass batts with no backing on the attic side. Air moves through and around them, and batts sometimes fall out entirely.
  • Sloped ceilings. The narrow cavity between the drywall and the roof deck is often packed loosely or left short of insulation.
  • The floor over the garage. Batts may not touch the subfloor, and gaps let garage air and fumes into the room.
  • Open joist bays. Floor joists under the kneewalls run from the attic into the space between floors, letting attic air spill under the house.

How we fix it

There are two main approaches. One keeps the attic spaces vented and seals the bonus room as a box: rigid board or foam backing on the kneewalls, sealed joist bays, dense-packed or foamed sloped ceilings and a properly filled floor over the garage. The other moves the insulation out to the roof line with open-cell foam under the roof deck, so the side attics become conditioned storage. The second costs more but also helps any ductwork running through those side attics. We look at your layout and recommend one.

Code and comfort targets

Durham County sits in Climate Zone 4A. North Carolina's 2018 energy code lists R-38 for ceilings, and ENERGY STAR's retrofit table lists R-19 for floors in this zone. Those figures guide the depth of insulation in the flat ceiling and the floor over the garage. Kneewall and slope details depend on the framing, so we put the planned material and thickness for each surface on the quote.

Garage air

Sealing the floor over the garage and the shared wall also reduces how much car exhaust and garage smell reach the room. We look at the door between the garage and house too, since it is a common leak. Get a free estimate

What This Covers

Every surface around the room over the garage.

Kneewall sealing and backing

Rigid board or foam on the attic side of the kneewalls so the insulation actually works.

Joist bay blocking

Sealing the open floor bays under kneewalls that let attic air under the room.

Sloped ceiling insulation

Dense-pack or foam in the narrow rafter bays over the angled ceiling.

Floor over the garage

Foam or fully-filled cavities against the subfloor, sealed against garage air.

Roof line foam option

Open-cell foam under the roof deck to bring the side attics inside the insulated space.

Bonus Room & Kneewall Insulation Questions

Why is my bonus room so hot?

It is surrounded by attic and garage on most sides, and the kneewalls, sloped ceiling and floor are often poorly sealed. Fixing those surfaces usually helps more than turning down the thermostat.

Can I just add a mini-split?

You can, but it will run hard if the room still leaks. Sealing and insulating first lets a smaller unit do the job, or lets your existing system keep up.

Do I have to tear out drywall?

Usually not. Most of the work happens from the side attics and the garage ceiling. Sloped ceilings sometimes need small access holes for dense-pack, which are patched afterward.

How long does it take?

Most bonus rooms take one to two days, depending on the approach and how tight the side attics are.
